Marketing Your Luxury Rental.....

With many options in the luxury vacation rental market, it's important to put as much information about your rental as possible.  The best way to do this is by good quality photos.  For most people, seeing is believing and the more pictures you provide, the more comfortable people will feel about booking your rental. If you are marketing your property as a luxury rental, please keep in mind that people expect there to be luxury upgrades and amenities. Renters that pay for luxury rentals generally live a luxury lifestyle and will not pay for a rental if it's sub par.   This would include a professionally furnished home with every room fully furnished (no empty nightstands or walls) and quality beds and bedding in each room.  Good linens are a must.  I always have a down comforter with a duvet on every bed followed by high quality sheets (at least 400 thread count) and a high quality cotton blanket.   If it's cold, include a plush hot bottle warmer for extra comfort.  Bath amenities should be included and they should also be higher end (think Aveda, Molton Brown etc.).  These brands should be included in your description of amenities if they are provided.  Local handmade soaps and bath products are also nice offerings for those with sensitive skin. The kitchen should be gourmet ready and have a stocked pantry along with the basics such as good coffee (local roasted fair trade coffee), tea and the basics such as milk (organic),bread (artisan), eggs (free range) and a nice assortment of fresh fruit or oranges for juicing (organic) so your guests can have breakfast without having to run to the store first. If you are not able to have these perishable items stocked before guests arrive, consider a gift card for the local bakery or a complimentary breakfast at a favorite local spot. Your luxury rental should also offer state of the art electronics, gaming consoles, movie library, computer and of course Wifi.  Personal concierge services should also be offered for planning activities and providing recommendations.  Housekeeping/Personal Chef services should be offered as well as taxi service depending on your location. Knowing who your target market is and the other options available to them (other rentals,five star hotels and resorts) will help you in determining your rental rate and give you the knowledge needed to surpass their expectations and create an exceptional guest experience. For further reading, there is a great article on HomeAway that you can read here.

Making Scents of it all......

I think we can all agree that a scent is a personal thing. For some, a scent can remind them of a fond memory or a favorite food.  For others, it can remind them of a loved one or a favorite place.  When you choose a scent for your rental, remember that it should be balanced and not overpowering in any way. If you're apprehensive about having renters burn candles in your rental, consider reed diffusers.  Reed diffusers are a great alternative to a candle and can usually be purchased in the same scent as most candles.  For vacation rentals, reed diffusers are an inexpensive way to keep your place smelling fresh without the worry of candles.  Scent plays an important part in making your guests feel welcome and relaxed.  Here are some of my favorite scents.  These are well balanced and last a long time which is why I am happy to be selling them in the Guest House Shop.  If you are interested in purchasing some of these for your rental, click here to go to the Guest House Shop.

Stay here.....Mexico

Happy Friday to you!  This has been a busy week and I'm looking forward to the weekend.  What about you?  Are you ready for some down time?  With Spring Break right around the corner, I'm in the mood for a beautiful, beachy rental.  This week's fabulous rental is a hacienda style house named, "Todos Santos House" and it's located on a 5 acre plantation in Mexico.  This 4 bedroom 3 bathroom hacienda accomodates up to 8 guests (this rental is also pet friendly) and amenities include a gourmet kitchen, a 50ft. lap pool and wireless internet. The colorful decor of this rental combine nicely with the authentic architecture and together create a comfortable and relaxing space.  Rates for this rental are $2500 for the week.  Reservations and inquiries can be made here.

Stay here.....Los Angeles, CA

Happy Friday everyone!   This week's rental is all about feeling like a star.  This fabulous guest house is on the grounds of the former home of director James Whale (best known for Frankenstein and Bride of Frankenstein in the 30's) and is located in Los Angeles, California.  This 750 sf. guest house sits on a 1/2 acre along with the 1927 Mediterranean style main house and offers wonderful views from it's hilltop of the Los Angeles skyline.  Comfortably accommodating 2 guests, this guest house has a large stone fireplace, 10ft. ceilings, venetian plaster walls and it's own private pool and private entrance.  The amenities are luxurious and include a five star bathroom, WiFi , flat screen TV, surround sound and exclusive use of the garden, hot tub, pool and grotto totalling about 5,000 sf of outdoor living area.   The price for this rental is $365 a night.  For more information and reservations, click here.

Stay here.....Cornwall, England

Good Friday to all of you.  This week's rental is aptly named "The Fish Store" based on it's previous life.  This fabulous rental is located in the quaint fishing village of Mousehole in Cornwall, England.  This renovated industrial space includes 5 bedrooms and several bathrooms along with a media room complete with a large projection screen TV, Apple TV, game tables and a small kitchen.  The open concept living and kitchen area on the upper floor provides expansive and beautiful views of the sea and village below.  Original wood beams, wood floors and white plaster walls keep the integrity of the space while the more modern furniture pieces and amenities keep it fresh and updated.   The Fish Store is centrally located in Mousehole which hosts an abundance of outdoor activities from surfing lessons to kayaking.  If you're looking for artistic inspiration on your vacation , visit St. Ives or take a stroll down one of the many cobblestone streets.  Pricing varies but starts at $1175 for 4 occupants (2 rooms) for one week. For more information and reservations on this fabulous rental, click here.

Stay here.....Daylesford, Australia

Welcome to Friday and another chance to check out a fabulous rental.  This week's rental is called the "White House" but it is not located in the United States.  This 1850's Brick Miners Cottage is located in Daylesford, Australia. This two bedroom one bathroom house is designed and decorated by Lyn Gardener who owns the wildly popular Empire Vintage store in Melbourne.  The decor is a full of vintage and industrial elements and the amenities include free range eggs, bread from a local bakery, coffee, tea, milk and fresh oranges.  Hand made soaps in the bathrooms are a nice touch and the fireplace and clawfoot tub are an added luxury that makes this place special .  A pretty garden with a studio apartment are also on the property and available for rent.  For more information and reservations, click here.
